Commercial Real Estate Databases
To manage our real estate
ecosystem we use several specific databases including Salesforce,
Costar, STDB, RealNex and Loopnet.
We use Salesforce to manage
our client relationships such as prospects, tenants, landlords, and
vendors. Collecting and organizing actionable customer data is a
full-time job, and one that isn’t very forgiving of mistakes. Investing
in a high-quality cloud based Customer Relationship Management (CRM)
tool is a must for any business that wants to take customer satisfaction
to the next level.
We like CoStar Property because
it offers a full market inventory of properties and spaces – available
as well as fully leased – searchable by market and sub-market, with
details on each one including photos, aerials, maps, floor plans,
stacking plans and more.
The Site To Do Business or STDB,
integrates online data into a dynamic GIS mapping environment. It gives
is the ability to generate demographic reports using rings,
drive-times, or bands, generate color-coded maps by choosing from
thousands of variables. We find STDB especially useful when we represent
tenants and need to dig deep on a specific site.
We market properties
through social media, networking events, email campaigns, and
Loopnet. LoopNet is the most heavily trafficked commercial real estate
website, with more than 5 million average monthly unique visitors. The
quality of the leads aren’t the best but the exposure is great. Other
property search websites include commercialsearch.com. We use Realnex
market when we need to analyze a property purchase or sale. We can do
cash flow projections, DCF analysis, and ROI with market edge. We also
are able to analyze and compare multiple comprehensive lease proposals
or consolidate lease expenses, security deposits, CAM and commissions
into clean and easy-to-read spreadsheets.
In summary, the benefits of
using a cloud-computing database for your business is critical. There is
now an incredible array of additional services and solutions now
available via the cloud for the commercial real estate professional.
