Attentive commercial property managers perform regular building inspections to make sure small issues don’t become major problems in the future. Managers who consistently review the interior and exterior of the building, and grounds of the property can address issues quickly.  Being onsite also helps better manage preventative maintenance programs. Regular visits to the building often forges a positive working relationship with both the tenants and contractors who make repairs to a commercial property.  We recommend taking photos and completing a checklist while doing the inspection.

In  general, Commercial Building Inspections include the grounds, the outside structure of the property and the interior. The specific building inspection checklist will vary depending on the size and type of property, including inspection frequency.

Below is a small sample of areas to consider for inspection

  • Are the exits onto public streets free from visibility obstructions?
  • Are exterior walls free from cracks or other damages?
  • Are windows free from cracks or broken panes?
  • Are paved surfaces inspected and repaired (i.e., lifts, cracks, etc.)?
  • Are combustible materials stored away from the building?
  • Is the building free from signs of exterior damage?
  • Are stairs, landings and handrails in good repair and fastened securely?
